Some of Mallorca's most visually extraordinary filming locations are behind closed gates. The island has thousands of private fincas — traditional Mallorcan country estates ranging from working farms to luxury retreats — and many of them offer backdrops that no public location can match: centuries-old stone architecture, private pools, ancient olive trees, walled gardens, and sweeping valley views.
Accessing them requires a different approach to the public permit process.
Why Private Location Agreements Matter
On private land, there is no government authority to apply to. The landowner is the decision-maker. A private location agreement is a contract between the production company and the property owner that sets out:
- The specific areas of the property that may be used
- The dates and hours of access
- The crew size and equipment permitted on site
- Any restrictions on what can be shown or how the property can be depicted

- Restoration obligations — returning the property to its original condition
Without a signed agreement, the production has no legal basis to be on the property. Even if the owner gives informal verbal permission, that offers no protection if something goes wrong.

A multi-day commercial shoot for an international brand at a prestigious estate will be significantly higher.
Productions should budget for location fees as a real line item — not an afterthought. Owners whose properties are genuinely exceptional know their value.
The Agreement Itself
Location agreements should always be drafted or reviewed by someone with production legal experience. Key clauses to ensure are covered: indemnity and insurance, property restoration, crew conduct, cancellation terms, and media release (confirming the owner cannot object to the footage being published after the fact).
